Overview

LiRo-Hill teamed with the DiMarco Group to provide construction management services in the areas of environmental review, Building Information Modeling (BIM), Project Labor Agreement expertise, and Quality Assurance/ Quality Control capabilities during the pre-construction and construction phases. The project included a 250,000 gsf self-contained educational campus on the former Eastman Kodak Site in Downtown Rochester that was broken down into two phases including the Infrastructure Separation Construction Project (ICSP) and Main Construction Project (MCP). The functional program elements were: instructional spaces, educational technology services, student activities, student services, outreach programs, faculty/ administrative offices and support spaces and campus operations and services. The project attained LEED Gold certification.

About the Project

The project pre-construction services included BIM system requirements development, design document review, conceptual estimating, value engineering, and Project Labor Agreement (PLA). LiRo-Hill provided an economics benefits analysis; prepared the PLA document and assumed the lead role in negotiations with the local trade unions. PLA services were provided for both the ICSP and MCP. Beginning with the development of the BIM system requirements, LiRo-Hill used Autodesk Revit for analysis, simulation and collaboration with the college’s facility management tool. The Design Team delivered a fully populated AlA LOD 300 compliant BIM model in Revit to LiRo, including the assignment of assembly codes of materials. Project Challenges & Solutions

During the value engineering, cost and design reviews were performed for the appropriateness of materials and building systems, and recommended alternative design considerations were provided to help reduce cost. LiRo-Hill provided a full time Inspector during construction, and final inspections was carried out including review of Contractor quality assurance plans, to ensure conformance with project standards and contract requirements. The team used on-site mockups to establish standards of fit, finish, and quality of construction, to ensure compliance with the project’s quality requirements and to facilitate resolution and completion of punch lists.
